This project consists of 4 phases and different types of housing to provide visual variety to the complex, even though the design line might be the same. Repetition should be avoided at all times: detached houses, semi-detached, terraced and housing estates (only in phase 4). Currently only phase 1 has been completed, phases 2 and 3 are under construction and phase 4 is on track.
The projected architecture reflects a great modernity in the conception of its floors and spaces but conserves a great part of the essence of vernacular Cantabrian architecture on the outside: sloping roofs, stone gable walls, wooden shutters with wrought iron fittings, continuous balconies across the entire façade, etc. We have transferred this same concept to the landscaping: gardens with a modern design yet incorporating all the native plants to be found in the area.
Although we are in a coastal area, all the houses have a view of the Picos de Europa due to the location of the plot.
In phase 1, 10 terraced houses (two blocks of 6 and 4 units), 6 semi-detached houses (3 blocks of 2) and 3 detached houses are developed.
The treatment of the terrain is very important in this urbanization due to the existing slope. The detached houses are located in the lowest part of the plot, the one with the least slope allowing the gardens of these Premium homes to be flatter. The detached houses have two different models, as has been mentioned before, to avoid the repetitive effect, and to better adapt each of the plots to the terrain. The access to the house is by means of an intermediate level, which also has a small bedroom with a bathroom located on this level ( locally called the grandmother’s bedroom ), and does not have any stairs to reach it. Going down half a floor, we find the most public part of the house, with the living room, dining room and kitchen, as well as a toilet. Going up half a floor we have the most private area of the house – the bedrooms.
detached
semi-detached
Semi-detached houses are the intermediate point between a detached house and a terraced house. They are conceived as three houses, each one with two dwellings, alternating the typology of the roofs, to avoid repetition. All of them have a garden surrounding the house, except on one of its sides, the common wall between the two houses. The most public activity of the house takes place on the ground floor, such as the living-dining room and kitchen, as well as a bedroom and bathroom that can be reached without the stairs, as in the detached houses. The bedrooms are located on the top floor. The master bedroom occupies the entire front of the main facade, with a window occupying the whole façade, as well as a continuous balcony. In the under roof, a small accessible space is reserved to house all the installations.
terraced
The terraced houses are divided into two groups of 6 and 4 units respectively. As in the detached houses, the main access is through an intermediate level equipped with a bedroom and toilet. Going down half a level we reach the open space of the kitchen and living-dining room, which has a large window in the front with views of the garden and the Picos de Europa. Going up half a level from the main access we reach the main bedroom and from there and another half a level up we reach the secondary bedrooms. The basement is accessed by going down half a level from the living-dining room.
